HVAC Preventative Maintenance Best Practices

AC Preventative Maintenance Sample Checklist (Spring & Summer):
  • See if there’s adequate air flow.
  • Check refrigerant charge; if low, look for leaks.
  • Clear all pans and drain lines.
  • Change AC filters.
  • Lubricate all moving parts, including bearings and motors.
  • Inspect pulleys and belts and replace if necessary.
  • Check electrical connections.
  • Clean evaporator and condenser coils.
  • Look at the fan and blower motor; adjust if needed.
  • Inspect thermostats and other controls.
Heating Preventative Maintenance Sample Checklist (Fall & Winter):
  • Check burner assembly and ignition.
  • Replace heating filters.
  • Clear all pans and drain lines.
